Buying a Home in Eastdale Acres
An established lake community on Lake Palestine in Bullard, Texas, about 20 minutes from Tyler. Here is a friendly guide to what comes with a property here, and what to read before closing.
The community
Life on Lake Palestine since 1976

- Over 85 wooded lots along Lake Palestine, many with waterfront footage
- Two private lakes with trolling-motor-only fishing
- A community park and boat ramp for property owners and their guests
- Children attend Bullard ISD schools
- About 20 minutes from Tyler, Texas

Membership & dues
The POA comes with the property
Property in Eastdale Acres includes membership in the Eastdale Property Owners Association. Membership is automatic with ownership, so every current and future owner is a member.
Annual dues are $500 and support the community's shared spaces. See Dues & Payments for the billing schedule and every way to pay.
The association is guided by a volunteer board of directors that looks after the deed restrictions all owners share. In Texas, the construction and enforcement of restrictive covenants like these are governed by Chapter 202 of the Texas Property Code.

Three questions worth asking
A little reading now saves surprises later. These are the questions we most wish every buyer would ask.
- What deed restrictions apply to this lot? Read the Deed Restrictions & Covenants, and review how they apply to your plans with your title company or attorney.
- Are the seller's dues current? Annual dues are billed each year, so confirm the property's dues status as part of closing.
- Where exactly are the lot lines? The recorded Land Plats show the location of each lot, along with easements and common areas.
A friendly note: this guide is an orientation from the association, not legal advice. Review the governing documents with your title company or attorney before you close.
